Read this before you lease or buy a shop!

Most shop spaces are silent killers.

They choke your cash flow and stall your growth.

 

Everyone wants the fancy shop.

The yard full of trucks. The front desk. The logo on the building.

 

But here’s the truth:

You probably don’t need it.

 

If your crew can take trucks home, and you can park trailers at a $40/month storage lot, do that.

Keep it lean. Stay flexible. Save thousands every month.

 

And if you do go get a shop, ask yourself:

Are you paying for parking… or paying for an office?

 

Because the minute you add offices, utilities, fencing, tenant improvements… your costs explode.

I’ve spent over $100K on just tenant improvements.

That money could’ve doubled the size of my business.

 

And don’t even get me started on buying land.

Buying shop space sounds smart.

Until you drop $100K–$200K in down payments.

And now you’re cash poor, stuck watching a grass lot appreciate while you miss out on business growth.

 

If you’re doing under $1M in revenue, here’s the move:

 

1. Rent the cheapest lot you can (even if it’s 15 minutes away).

2. Use storage containers and trailers.

3. Grow your business.

4. When you’re bigger, buy closer.

 

Bonus hack:

Look for a house inside your service area that allows business use.

Get an FHA loan (3.5% down), live there, run your business from the land.

30-year fixed mortgage. Zoned properly.

Boom! shop + house in one.

 

Your shop should support your business, not strangle it.

Hold your breath. Stay lean. Grow first.
